January 2016 - Valleys Market Report

As predicted, home sales for The Valleys of Thornhill  got off to a great start in January with 6 homes changing hands, mostly at record prices.  On average, these homes sold at 99% of their asking price, in about 18 days.  The neighbourhood witnessed a new record high sale of $2,310,000 for a 5000+ sq ft home on Cook's Mill Crescent, one of the most sought after streets in the area.  Our local real estate market is again being plagued by a lack of listings. Moreover, there is a serious shortage of affordable listings available as there are now only a handful of houses for sale for under $1M.  At the time of writing, our neighoburhood inventory included 6 homes priced over $2M, with an additional couple homes priced between $1.8M-$2M.  Multiple offers are once again the norm, as droves of buyers are bidding for the available homes.  Regardless of market conditions, pricing your property correctly, marketing your home perfectly, and staging the interior tastefully, is stilll crucial to affecting a quick sale at the highest possible price!   Planning a move?  Contact the Valleys specialist today.  I'm only a quick call away.
